    Cracks tend to leak and make your basement wet and damp. Repairing them eliminates the health risks of wet basement

    Protect both home and budget

    A small concrete crack repair is way more affordable than a foundation repair. Fix now to avoid expenses later

    Both small and large concrete cracks have similar adverse consequences for your health, your house, and your safety. It’s important to repair any basement crack as soon as you notice one.

    Compromised Foundation Soundness

    Your home’s foundation keeps your house fixed in place, keeps it stable and firm. A foundation crack is a threat to your home’s whole facade evenness:

    • Structural integrity — lost;
    • The “sinking” facade;
    • Less support the house weight.

    Risk of Wet Basement

    Every crack is an invitation and an open door to your basement. Sooner or later, the water from the soil will start leaking through the walls or the floor, with all the consequences:

    • Damp basement with excess water;
    • Uncomfortably increased humidity;
    • Risk of insects and allergy development.

    Health and allergy issues

    A concrete crack by itself is not a health hazard, but it’s a sign of a whole spectrum of dangers on their way. If you skip on concrete crack repair, sooner or later, it may lead to:

    • Mold growth, including the toxic species;
    • Wet basement allergy development;
    • Aspergillosis due to the mold spores.

      Why Do Concrete Cracks Occur?

      Concrete in basement walls, and especially concrete blocks, are not the most durable materials. The hostile environment in the soil below the ground level or construction issues easily make them vulnerable.

      EXTREME weather changes

      Frequent rainfalls and snowy winters fill the soil around your basement with water. It’s never still: it expands, shrinks, and moves constantly.

      CONSTANT hostile environment

      Groundwater movement raises the floor, walls bend under pressure, and the foundation loses durability. There’s no way to escape it.

      It’s NEVER your fault

      It’s an external issue out of your control and some cracks are just inevitable. All you can do is either order a full-scale foundation repair or fix the basement cracks one by one.

      Compromised from the start

      Outdated technologies or something as simple as negligence can cause cracks years and years after the construction ends:

      The materials and the technology are not always made to last more than 10-15 years;

      Badly mixed concrete, poor backfilling quality, or just cheap materials can be the reason for cracks;

      Hollow areas in the basement walls easily fill with water, revealing all the construction team oversights.

        Types of Concrete Cracks

        Fixing different kinds of concrete cracks requires different solutions, technologies, and materials. Identify what crack you have so we can find the most cost-effective way to fix it.

        Hairline foundation cracks

        The most common type. It’s a thin, barely notable crack (or multiple cracks in one place) that occurs because of soil pressure. These cracks are unopened and rarely cause leaks at this stage.

        Vertical foundation cracks

        Vertical cracks occur because of soil pressure and are fairly common, but do not necessarily mean serious foundation structure issues. They still can grow and cause wet basement problems.

        Horizontal foundation cracks

        Horizontal cracks represent the biggest threat to your basement’s structural integrity, grow faster than other types, and should be fixed at early stage of development — as soon as possible.

        Concrete Crack Repair FAQ

        Can cracked concrete be repaired?

        Cracked concrete is a common problem in many parts of the world. Though not all cracks are dangerous, the ones that are beginning to show significant damage can have serious ramifications for whoever owns the property that they have materialized in. Therefore, it’s important for people concerned about their cracked concrete structures to start investigating repair methods immediately if they wish to avoid some major headaches later on.
        There are countless ways that you can fix concrete, but not all of them are going to work. The type of cracks that you’re dealing with will determine which repair method is most suitable for you.
        The most common types of cracks found in concrete include:
        Cracks that would require a structural engineer’s help because they need some kind of structural correction It is not possible for this type of crack to be repaired by a contractor like the rest.
        Cracks that can be repaired by crack repair engineers The type of crack that needs to have a structural engineer involved is not common in residential structures but they do exist.
        Cracks that can be repaired by concrete repair workers These are mainly cracks caused by extreme temperature changes or frost heaving. Though they ought to be able to fix it with some experience, it is not possible for any contractor to fix them.
        Fortunately, the majority of cracks that can be repaired with some simple concrete repair techniques are only going to be a problem if they continue growing in size. Small cracks, on the other hand, are generally among the most common problems that buildings and foundations face. Often they appear and go unnoticed until they become too large to ignore. Then it is time for them to be fixed in some manner.

        Should I seal cracks in concrete?

        Sealing concrete is a good idea if you want to prevent any further damage from occurring. If you don’t fix cracks in concrete, they can keep spreading until your foundation is unstable and could even lead to dangerous mold growth. Leaving the cracks unrepaired can also destroy the look of your building. The cracks will begin to accumulate dirt, dust, leaves and snow which can make them stand out against the other parts of your building.

        What is the best way to fix cracked concrete?

        The method of solving a problem always depends on the type of problem. This is particularly true for cracks, which means that if you’re not sure whether or not your concrete crack is going to be a problem in the future, you should always hire a contractor to fix it. Cracks can be repaired using many different methods and there are a few different ways that they can be repaired permanently. Some of the most common types of concrete cracks include:
        1. Epoxy
        This product is commonly used in crack repair because it works on concrete that has been exposed to a wide range of environmental factors. It can be used to fill both vertical and horizontal cracks so long as they don’t exceed one inch in width. It can also be used for patching holes that are smaller than 1 square foot in area. Epoxy is probably the best material for patching holes, but it isn’t the best for filling cracks.
        2. Concrete
        Concrete is often used in concrete repair because it is so close to the original material in terms of appearance. However, you should be wary of whether or not you need to replace the concrete completely. While it may look great when it has already been properly treated and polished, concrete can be very rough at the time that a contractor first injects it into cracks and holes. This means that any dust or debris could become trapped inside of your cracks and holes. The trapped debris can remain there once the concrete hardens, but the debris may also get stuck in some of the tools that are used to inject it.
        3. Grout
        Grout is one of the most common products for fix cracked concrete because it can be used for a variety of applications. It is even possible for contractors to use grout to fill in cracks up to two inches wide. It is also used to fill holes up to one foot square. This can be a problem when it comes to repairing larger holes or cracks in foundations or supporting structures for houses, buildings, or other structures. For holes that are larger than one foot, contractors will normally use concrete instead of grout because concrete is so much easier to work with and it provides better results. For smaller cracks and holes, however, grout can be applied in such a way that it repairs the structure adequately.
        4. Cement
        Cement is yet another common product used for repairing cracks in concrete. It may also be used to repair holes that are up to one foot square. You should know that cement has a reputation for drying very quickly, which might make it difficult for some people or companies to work with it.

        How long does concrete crack filler take to dry?

        There can be a number of ways that concrete crack filler will dry. Some companies may apply it to the crack immediately after injection and finish it off relatively quickly, while other companies may apply a brick-like material to the crack and allow it to dry over several months or years. This is because the cure rate for cured pigments is much lower than that of cured polymers. Also, each company has their own different strain rate for curing polymers, which means that the cure rate may change with time as well.

        Is cracked concrete repair possible for hollow blocks?

        Yes, it is possible for hollow blocks to be repaired. Hollow blocks can be filled and fixed using polyurea products and epoxy. The polyurea products may prevent the crack from expanding further, though it may only do so partially as desired. The epoxy should fill any tiny cracks within the block and may also be used to repair any internal cracks that are within the block.

        Best Concrete Crack Repair Alternatives

        Concrete crack repair might be an effective temporary solution, but it works only — and only — if you catch the problem early enough. Unfortunately, sometimes — just one crack repair might be not enough. Look at the best alternatives to concrete crack repair that will ensure your safety and comfort:

        • Exterior Basement Waterproofing
        • Interior Basement Waterproofing
        • Foundation Crack Repair
        • Basement Crack Repair
        • Epoxy Crack Injection
        • Basement Underpinning

        Exterior (and commonly called “external”) basement waterproofing is the way to protect your basement from the outside, so the water does not make it to the inner side of your basement walls at all. It’s a time-tested and reliable solution that the majority of our clients prefer.

        Exterior basement waterproofing might be a better option when:

        • You have no structures on the outside perimeter of your basement walls and the area can get easily excavated;
        • You want to stop the water from even touching your basement walls by applying all the waterproofing materials around them, not on the inside;
        • You want to increase your home’s price significantly and rest assured that no leaks will ever occur.

        The Willfix team has over 20 years of experience in exterior basement waterproofing and we’re ready to commit.

        The key difference is in the name: interior (or sometimes called internal) basement waterproofing means that no works take place on the outside of your basement. Instead, the water that will leak from the walls is channeled away from the basement through a complex draining system.

        Interior basement waterproofing might be a better option if

        • You have air conditioning, a beloved flowerbed, expensive stone tiles, or other objects next to your house walls that make exterior excavation difficult and expensive;
        • You want to have better control of the system, with access to all the elements of it from the inside of your basement;
        • You want a more technological and modern system with no loss in quality of your waterproofing.

        Willfix experts are experienced in interior basement waterproofing and we’re ready to commit.

        You can’t waterproof a foundation that has long exceeded its purpose. Increased humidity, cracks and leaks are major red flags. Even a tiny foundation crack is a threat not just to your comfort, but to your home’s safety as well.

        You need foundation crack repair in case:

        • You see multiple cracks, unevenness, or slits in wall joints in your basement;
        • You know that your house didn’t get a proper renovation in the last 10-15 years;
        • You notice moldy small and increased humidity, but can’t identify the source of them.

        Basement cracks are relatively harmless when small, but the frequent rainfalls, snowy winters, and sometimes — extreme temperature changes can make a small crack expand dramatically overnight.

        For every basement crack repair, whether the crack is around the window frame, on the floor, or on the wall — we have a professional solution:

        • Epoxy injections for small and hairline cracks;
        • Hydraulic cement and sealing for wider cracks;
        • Full-scale basement structure restoration for the worst cases.

        The only unchanging aspect is the result: you get your problem fixed with no chances for it to appear ever again.

        Epoxy crack injection is the fastest and the least expensive way to fix a crack in your basement. It’s one of the most popular wet basement repair methods, but it won’t work with cracks that already leak — only with the ones that are potentially dangerous.

        Epoxy crack injection is the perfect option for basement repair when:

        • The cracks are tiny and just potentially dangerous;
        • The cracks are relatively wide (under ¼ of an inch) but there are few of them;
        • The cracks appeared because of poor construction techniques.

        Willfix professionals use only high-quality epoxy with commercial-grade ports that leave no chances to the tiniest hollow spots in your basement walls.
