      Types of Foundation Cracks

      Repairing different kinds of foundation cracks requires different solutions, technologies, and materials. Identify what crack you have so we can find the most cost-effective way to fix it.

      Hairline foundation cracks

      The most common type. Thin, barely notable cracks (one or multiple in one place) that occur because of soil pressure. These cracks are unopened and rarely cause leaks at this stage.

      Vertical foundation cracks

      Vertical cracks occur because of soil pressure and are fairly common, but do not necessarily mean serious foundation structure issues. They still can grow and cause wet basement problems.

      Horizontal foundation cracks

      Horizontal cracks represent the biggest threat to your basement’s structural integrity, grow faster than other types, and should be fixed at early stages — as soon as possible.

      What kind of foundation cracks can be considered serious?

      In short, if you see it — it IS serious. When cracks show up around your home, it could be signs of serious foundation problems and possible mold problems in your basement.

      If one or two cracks aren’t enough to cause a problem in your basement, more cracks will surely appear, sooner or later, and cause issues as more water than usual is being pulled down into your home.

      Not all cracks can cause your basement to leak, though. Cracks in concrete walls often happen from the weight of the house, but as long as there is not a major crack in your foundation walls, it may be okay.

      How do you access and repair a hidden foundation crack?

      There are many ways to repair foundation cracks that are not easy to reach. Some steps are fairly general and universal, some are more specific in terms of skills required.

      Filling and sealing cracks: There are many different types of cracks that can occur on your foundation, but all of them will need to be filled with something, rock wool, concrete patch, concrete grinders, etc.

      Crawl space access without removing the foundation wall: For very small openings, this might be your best option if you don’t want to remove the concrete foundation wall to fix a crack. There are several types of crawl spaces, but the most common one is the “closed” crawl space. This type can be found in nearly all homes built before the mid-1980s.

      Crawl space access with concrete foundation wall removal: For more serious and larger cracks in the floor of your home, it may be necessary to remove the entire foundation wall and replace it with a new concrete wall. This will remove any debris, like water, that may have gotten into cracks or crevices in the original basement wall.

      Repair cracks with a patch repair system: A concrete patch or rock wool can be used to fix small cracks in your basement flooring or walls and ceilings. It will also allow you to close off any drafts underneath your home.

      Why hairline cracks are less dangerous than horizontal or vertical foundation cracks?

      A hairline crack, in simple terms, is a crack that hasn’t opened yet. It’s there, it’s compromising your basement’s structural integrity, BUT it’s not a threat yet. On the other end of the crack, there might be water building up, but it’s not leaking into your basement. Again — just yet. Hydrostatic pressure, the expanding and shrinking soil (especially if the area where your house is located has a lot of clay in the soil), and many other factors will eventually lead to the crack expanding.

      Every hairline crack, if not sealed and repaired on time, will inevitably become a full-scale dangerous crack. It’s just a question of time.

      Why testing for asbestos in your basement is important?

      According to Health Canada, asbestos is a major health hazard. It’s known to cause cancer, asbestosis (a respiratory disease that troubles your breathing), and other issues. Asbestos negatively affects your health. When it’s sealed in your attic or in your basement — it’s not that harmful, since no asbestos particles reach your lungs or spread around your house. However, when you do literally any kind of work — including drilling, demolition, or even smoothing of the house structure’s elements — it gets dangerous.

      Unfortunately, asbestos was commonly used in building materials, including insulation, drywall, and cement. It was banned in the 1980s, but if your house is built before that — there’s a chance that you can still find this dangerous material in some of the home’s systems.

      The last thing you want to do is to disturb it. And that’s exactly what happens when a major crack opens. Maybe it’s not even in the wall itself, but the crack partly contacts the sealed communications, and the asbestos particles spread around your home interior.

      How often do foundation cracks occur?

      Foundation cracks are way more common than one would expect. In general, you can expect them every 10 years or so, unless your foundation gets a thorough examination and proper treatment annually.

      The problem is that hydrostatic pressure is constant — it just never stops. The pressure that your walls have to withstand may change with seasons or the weather, but it’s also always there. And while the liquid in the soil refreshes fairly often, with every snowfall or rainfall, your foundation walls stay the same. With age, they tend to lose integrity, bend, bow, and obviously — crack. It’s a common issue if you have no foundation repair done or your foundation is reinforced on time.
