    Epoxy injection is a perfect way to stop the growth of small, but potentially dangerous cracks

    The fastest solution you can get

    Quick-hardening epoxy can catch it before it’s too late — especially when our experts are in charge

    Cost-effective and time-tested

    Epoxy injection will secure your foundation for an affordable price, without budgeting for a full-scale repair

    What if you don’t fix a basement crack?

    Both small and large cracks have similar adverse consequences for your health, your house, and your safety. It’s important to repair any basement crack as soon as you notice one.

    Damaged Foundation

    Your home’s foundation keeps your house fixed in place, keeps it stable and firm. A foundation crack is a threat to every aspect of it:

    • Structural integrity — lost and compromised;
    • Visual changes — the “sinking” facade;
    • Dangerous decrease in support for the house weight

    One by one, the problems will occur. From more cracks to cosmetic issues both inside and outside. It's just a question of time.

    Risk of Wet Basement

    Every crack is an invitation and an open door to your basement. Sooner or later, the water from the soil will start leaking through the walls or the floor, with all the consequences:

    • Damp basement with excess water;
    • Uncomfortably increased humidity;
    • Risk of insects and allergy development.

    There’s nothing good about having a wet basement. The more you wait — the worse it gets and the more expensive options you may need to make it dry and comfortable again.

    Health and allergy issues

    A basement crack by itself is not a health hazard, but it’s a sign of a whole spectrum of dangers on their way. If you skip on basement crack repair, it may lead to:

    • Mold growth, including the toxic species;
    • Wet basement allergy development;
    • Aspergillosis due to the mold spores.

    Some of these effects may occur, some may not. We frankly wish you never having to face them. The only way to be sure is to repair all your basement cracks — even the tiniest ones.

      How Do Basement Cracks Occur?

      An epoxy crack injection will stop the growth of existing cracks in your basement, and our experts will help you understand why the cracks appear in the first place.

      EXTREME weather changes

      Frequent rainfalls and snowy winters fill the soil around your basement with water. It’s never still: it expands, shrinks, and moves constantly.

      CONSTANT hostile environment

      Groundwater movement raises the floor, walls bend under pressure, and the foundation loses durability. There’s no way to escape it.

      It’s NEVER your fault

      It’s an external issue out of your control and some cracks are just inevitable. All you can do is either order a full-scale foundation repair or fix the basement cracks one by one.

      Compromised from the start

      Outdated technologies or something as simple as negligence can cause cracks years and years after the construction ends:

      The materials and the technology are not always made to last more than 10-15 years;

      Badly mixed concrete, poor backfilling quality, or just cheap materials can be the reason for cracks;

      Hollow areas in the basement walls easily fill with water, revealing all the construction team oversights.

        How We Do It

        It may look and sound simple, but in reality — an epoxy crack injection has a whole list of aspects that can undermine the process.

        Willfix professionals know how to do it the right way — in 4 simple steps:

        Prepare the crack

        We make sure that the crack is 100% dry and has no oil or dust traces before we start the process and seal it. Otherwise it could leak later.

        Seal and inject

        After installing the ports, we inject a commercial grade quick-drying epoxy in the crack, until every tiny cavity is properly filled.

        Testing and finish

        When the crack is filled and secured, we test it and make sure that the area is protected. If it’s safe — we restore the original look of your basement wall.

        The guaranteed result

        The crack is sealed and no water will be able to enter your basement through the repaired area. Your basement is secured — with a 25 years warranty.

        Epoxy Crack Injection FAQ

        How an epoxy crack injection method works?

        You can’t inject the epoxy directly into the crack with an injector gun. Most of the time it just wouldn’t fill it. To be 100% sure that no hollow spots are unfilled — we use sealed injection ports.

        Injection ports are applied to the crack and sealed over. This way, all the epoxy that goes in the crack just has no other way to go but filling all the area inside.

        Each injection port can ensure proper filling just in a limited area, so we’ll need a lot of ports — especially if the crack is relatively wide and long.

        When one port is completely filled — we move to the other. By the moment the last port is used, there are no hollow spots under the sealed area: the pressure filled them all, and the epoxy has hardened. The crack is officially sealed.

        It may sound simple, but in reality — there are many aspects to consider. For example, the crack has to be thoroughly cleaned before the process. No oil, no dust, no loose concrete debris — all of it can undermine the process.

        Can you fill cracks in concrete with epoxy?

        Yes and no. Epoxy should be used in areas where there are no other choices for a long-term solution.

        A deep, structural concrete crack can be filled with epoxy, but if the surface of the concrete cannot be smoothed over or cleaned properly from the inside, then epoxy will not provide a sufficient long-term solution.

        Epoxy crack injections do not bond well to wet surfaces such as porous objects or materials containing lots of water. You can’t seal a leak with an epoxy crack injection. You need a full-scale basement crack repair. Luckily, that’s another service that Willfix experts can do professionally.

        Can you use epoxy OVER concrete?

        Yes and no, once again. Epoxy can be applied over concrete. The question is not whether you CAN, but whether you should.

        Will it look good? No, it probably won’t.

        Will it last? No, it won’t.

        Besides, the concrete needs to be extremely dry before application. If moisture does get on the concrete, the epoxy will not catch properly and will look like a patch of plastic that is cracking.

        A repair covering made of adhesive, such as epoxy, is appropriate to place over or fill loose voids in concrete. Epoxy can be used to fill voids, including the ones  caused by asbestos removal, if the insulation has been removed from the walls.

        The bottom line is — yes, you can use epoxy OVER concrete, but it works way better if you use it as an injection filling for cracks, with ports, and properly seal and decorate the area afterwards.

        How long does epoxy injection last?

        Epoxy injection lasts for at least 5 years if it is applied to a non-porous surface like stone or concrete. The surface of the material must not become saturated with water or any other liquid during the period of application.

        If epoxy is used on a porous material, then the surface should be kept extremely dry during the application and curing period. If the area is not kept dry, the epoxy may become saturated with water and thus dissolve leaving behind a water-logged mess.

        With regular maintenance, most epoxies can be expected to last for decades without visible signs of decay or deterioration. Epoxies with high catalyst content will have a much longer lifespan. However, this lifespan is heavily dependent on the conditions.

        What is the minimum crack width for epoxy injection?

        Epoxy injection is perfect for small and medium-sized cracks ranging from 1/32 to ½ inch (0.8 to 13 mm). However, for this method, the crack must be clean and have no voids or other debris within the crack itself.

        Best Epoxy Crack Injection Alternatives

        Epoxy crack injections work perfectly good when you need a quick solution to a small, just potentially dangerous problem, and to stop a relatively harmless crack from expanding. However, sometimes — it just might be not enough.

        Willfix team has over 20 years of experience in eliminating all sorts of wet basement issues and we’re ready to help anyway.

        • Basement Underpinning

        Exterior (and commonly called “external”) basement waterproofing is the way to protect your basement from the outside, so the water does not make it to the inner side of your basement walls at all. It’s a time-tested and reliable solution that the majority of our clients prefer.

        Exterior basement waterproofing might be a better option when:

        • You have no structures on the outside perimeter of your basement walls and the area can get easily excavated;
        • You want to stop the water from even touching your basement walls by applying all the waterproofing materials around them, not on the inside;
        • You want to increase your home’s price significantly and rest assured that no leaks will ever occur.

        The Willfix team has over 20 years of experience in exterior basement waterproofing and we’re ready to commit.

        The key difference is in the name: interior (or sometimes called internal) basement waterproofing means that no works take place on the outside of your basement. Instead, the water that will leak from the walls is channeled away from the basement through a complex draining system.

        Interior basement waterproofing might be a better option if

        • You have air conditioning, a beloved flowerbed, expensive stone tiles, or other objects next to your house walls that make exterior excavation difficult and expensive;
        • You want to have better control of the system, with access to all the elements of it from the inside of your basement;
        • You want a more technological and modern system with no loss in quality of your waterproofing.

        Willfix experts are experienced in interior basement waterproofing and we’re ready to commit.

        You can’t waterproof a foundation that has long exceeded its purpose. Increased humidity, cracks and leaks are major red flags. Even a tiny foundation crack is a threat not just to your comfort, but to your home’s safety as well.

        You need foundation crack repair in case:

        • You see multiple cracks, unevenness, or slits in wall joints in your basement;
        • You know that your house didn’t get a proper renovation in the last 10-15 years;
        • You notice moldy small and increased humidity, but can’t identify the source of them.

        We have been helping Toronto residents to fix their basements for over 20 years now and have all the necessary certifications for it.

        Concrete in your basement walls was never made to last for ages and withstand the immense water pressure from the soil. The walls bend and bow, deform and lose the structural soundness. The best way to fix the issue is to repair the damaged area.

        The Willfix team has over 20 years of experience in concrete crack repairs. We know how to do it right:

        • Only top-quality hydraulic cement will be used in the process;
        • Seal the cracks efficiently — with no chances of them appearing again;
        • Restore the original look of your walls so they don’t look repaired at all.

        A concrete crack repair is never the final solution because it doesn’t protect your walls from the groundwater’s degrading effects, but it’s enough to restore your foundation’s original structure.

        Learn More

        Basement cracks are relatively harmless when small, but the frequent rainfalls, snowy winters, and sometimes — extreme temperature changes can make a small crack expand dramatically overnight.

        For every basement crack repair, whether the crack is around the window frame, on the floor, or on the wall — we have a professional solution:

        • Epoxy injections for small and hairline cracks;
        • Hydraulic cement and sealing for wider cracks;
        • Full-scale basement structure restoration for the worst cases.

        The only unchanging aspect is the result: you get your problem fixed with no chances for it to appear ever again.

        When you need to enlarge your living space or make your basement more comfortable — you need floor lowering, not waterproofing. We have a certified engineer to do the drawings and a team of professionals to help you with basement underpinning.

        Basement underpinning has multiple benefits:

        • Dramatically increase your home living space and value;
        • Easily examine and fix the communications or plumbing to avoid future problems;
        • Turn your crawl space into a fully functional extra floor in your home.
